How We Delivered

The project followed our standard 8-stage delivery framework, with particular emphasis on structural engineering (party wall agreements, steel design, and building control) and material sourcing (natural stone, engineered timber, and bespoke joinery).

Weekly client updates, fortnightly site meetings, and continuous cost tracking against the NRM1 cost plan ensured no surprises. The project completed on programme and within contingency.

Financial Framework

The development appraisal was modelled using the Belentino methodology: purchase price, total build cost (including contingency and professional fees), holding costs, and exit valuation. The target margin was achieved through disciplined cost control and scope management.
