Property flipping is not about finding a deal and hoping for the best. It is about systematic analysis, controlled renovation, and disciplined exit timing.

We apply our proprietary Belentino Index to every potential acquisition. Properties that score below our threshold do not progress, regardless of how attractive they appear on the surface. This disciplined approach protects capital and ensures consistent returns.

When we do commit, we bring our full construction and project management capability to bear: NRM1 cost plans, trade management, quality control, and programme delivery. The renovation phase is where returns are made or lost, and we treat it with the seriousness it deserves.

Our 4-Step Process

  • Identify -- Market scanning, deal sourcing, and initial screening against investment criteria
  • Analyse -- Full Belentino Index scoring, refurb estimation, offer calculation, and exit modelling
  • Execute -- Acquisition, planning, renovation delivery with NRM1 cost control
  • Exit -- Market timing, staging, agency management, and completion

What We Look For

Target Properties

  • Victorian and Edwardian terraces requiring modernisation
  • Properties with extension or loft conversion potential
  • Below-market acquisitions (auction, probate, motivated sellers)
  • Properties in areas with strong capital growth trajectory
  • Minimum 20% target margin after all costs
  • Strong exit buyer pool and liquidity

What We Avoid

  • Properties requiring more than 25% of GDV in renovation
  • Non-standard construction or unmortgageable assets
  • High flood risk or subsidence areas
  • Properties with unresolved legal or planning issues
  • Areas with weak exit demand or limited buyer pool
  • Projects where the margin depends on planning gain
